You can be a game-changer at Colovore. </div>Role Overview We are seeking an experienced and highly organized Manager, Preconstruction to lead planning, budgeting, and early-phase development for Colovore’s high-density data center projects. This role oversees cost modeling, scheduling, design coordination, and constructability reviews to ensure projects are delivered with accuracy, speed, and strategic alignment. The ideal candidate brings deep expertise in construction estimating, procurement planning, and stakeholder coordination, with the ability to operate in a fast-paced environment and support large-scale, mission-critical infrastructure programs. Key Responsibilities <h3>Preconstruction Planning & Leadership</h3> <ul> <li style="font-size: 10pt;">Lead preconstruction efforts for new data center developments, expansions, and retrofits.</li> <li style="font-size: 10pt;">Manage the creation of project budgets, cost models, rough-order-of-magnitude (ROM) estimates, and detailed take-offs.</li> <li style="font-size: 10pt;">Develop and maintain project schedules, milestone plans, and procurement timelines.</li> <li style="font-size: 10pt;">Conduct constructability reviews, value engineering analyses, and risk assessments.</li> </ul> <h3>Design Coordination</h3> <ul> <li style="font-size: 10pt;">Collaborate with architects, engineers, and internal teams to refine scopes, align on design intent, and resolve technical questions.</li> <li style="font-size: 10pt;">Lead design review meetings, ensuring accuracy, feasibility, and cost alignment.</li> <li style="font-size: 10pt;">Support the development of specifications, drawings, and bid packages.</li> </ul> <h3>Vendor & Contractor Management</h3> <ul> <li style="font-size: 10pt;">Identify and prequalify contractors, consultants, and vendors for upcoming projects.</li> <li style="font-size: 10pt;">Coordinate bid processes, including issuing RFPs, analyzing proposals, and supporting contract award recommendations.</li> <li style="font-size: 10pt;">Build strong partnerships with GC and trade partners to support cost accuracy and project success.</li> </ul> <h3>Budgeting, Cost Control & Reporting</h3> <ul> <li style="font-size: 10pt;">Own preconstruction cost planning, tracking, benchmarking, and estimating accuracy.</li> <li style="font-size: 10pt;">Perform cost reconciliation and analysis, identifying variances and opportunities for optimization.</li> <li style="font-size: 10pt;">Prepare clear, executive-ready reports, summaries, and recommendations for leadership.</li> </ul> <h3>Cross-Functional Collaboration</h3> <ul> <li style="font-size: 10pt;">Partner closely with Development, Construction, Engineering, and Finance teams to ensure project readiness and alignment.</li> <li style="font-size: 10pt;">Provide technical guidance and insights that support strategic site selection, program planning, and feasibility assessments.</li> <li style="font-size: 10pt;">Support the transition from preconstruction to construction, ensuring seamless handoff and clarity across stakeholders.</li> </ul> Key Skills <ul> <li style="font-size: 10pt;">Expert knowledge of estimating, cost modeling, and construction financial planning.</li> <li style="font-size: 10pt;">Strong understanding of design documents, construction methods, and MEP systems.</li> <li style="font-size: 10pt;">Ability to read and interpret architectural, civil, structural, and MEP drawings.</li> <li style="font-size: 10pt;">Proficiency with estimating software, scheduling tools, and project management platforms.</li> <li style="font-size: 10pt;">Strong vendor negotiation and bid evaluation skills.</li> <li style="font-size: 10pt;">Excellent analytical abilities with a data-driven approach to cost and schedule planning.</li> <li style="font-size: 10pt;">Exceptional communication skills with the ability to present findings to technical and executive audiences.</li> <li style="font-size: 10pt;">Strong organizational and project leadership skills with a focus on accuracy and efficiency.</li> <li style="font-size: 10pt;">Ability to work cross-functionally and influence decisions in a fast-moving environment.</li> <li style="font-size: 10pt;">High level of ownership, attention to detail, and commitment to building scalable processes.</li> </ul> Required Experience <ul> <li style="font-size: 10pt;">7+ years of experience in preconstruction, estimating, or construction management, ideally with mission-critical, industrial, or large-scale commercial projects.</li> <li style="font-size: 10pt;">Proven expertise in preparing cost estimates, budgets, and schedules for complex builds.</li> <li style="font-size: 10pt;">Experience managing design coordination, contractor prequalification, and competitive bid processes.</li> <li style="font-size: 10pt;">Strong understanding of MEP systems, infrastructure, and ground-up construction practices.</li> <li style="font-size:
